The Reserve
Evoke Architecture is proud to have played a key role in the creation of The Reserve, Chester Zoo’s newest resort development. Our team was commissioned to deliver RIBA Stages 2–5 for this landmark project, working in close collaboration with Starship.
The scheme comprises more than 50 modular holiday lodges together with the orientation lodge. Our scope included the redesign of early concepts, detailed planning submissions, and the delivery of full building regulation packages and technical information for each lodge type.
A central ambition of the project was to balance design quality with ecological sensitivity. The lodges were developed using advanced off-site manufacturing techniques, reducing construction waste and limiting the environmental footprint of the build. This approach also allowed for a consistent, high-quality finish across the resort while minimising disruption to the zoo environment.

Planning permission has been granted at appeal for a series of contemporary extensions to this sandstone cottage, located in the greenbelt and near a locally listed water tower. The proposals introduce a new first floor extension, a glazed link, and a large single-storey addition.
In allowing the appeal, the Inspector concluded that the design would remain “sufficiently subordinate” to the original building and praised the lightweight glazed connection for maintaining a clear visual hierarchy. The choice of materials was also commended for complementing the existing cottage and reinforcing the distinction between old and new.

Our engagement revolved around converting an approved concept for 58 lodges into a functional and aesthetically coherent resort along with the contractor Starship Group. Our participation commenced with the conversion of preliminary planning drawings into Building Control technical plans, suitable for Modular Panelised construction. Subsequently, the lodge designs underwent revision to align with budget constraints and strategic re-submission for planning approval. Beyond the lodges, we also undertook a holistic rethinking of the central guest hub, maintenance facilities, and other on-site structures, ensuring a comprehensive and harmonious resort environment.

Planning approval has now been granted for our proposal of a new-build 5 bedroom super-home in South Ribbles greenbelt. The property features traditional detailing to the front elevation, sympathetic to its rural setting, whilst creating a strong sense of place and architectural identity through bold contemporary elements to the rear. We are looking forward to progressing the scheme onto site in the coming months.

Evoke Architecture has secured full planning permission for the redevelopment and expansion of the Lygon Arms Estate in Broadway, delivering a collection of new guest suites, an events venue, and landscaped courtyards carefully integrated within the historic fabric of the site.
